Step Inside

This two bedroom, two bathroom third floor apartment is part of a quality development of apartments which overlook the tree-lined 13-acres of Vincent Square, a surprisingly peaceful location yet only 6 minutes' walk from Victoria Station and its busy travel hub.

On being greeted by the concierge in the spacious reception hall at 68 Vincent Square, the first impression is one of high quality and good order. Visitors' expectations in this respect are not mis-placed.

The front door to this apartment leads to a 16- foot hallway with a large cloaks cupboard. The main 21ft by 12ft living room incorporates an open-plan kitchen at one end. There are three sets of double doors opening on to the long, narrow balcony. All windows and doors of this flat face east and overlook Westminster School's playing fields and tennis courts of Vincent Square. Residents of the square can subscribe to membership of these courts for use in the evenings, at weekends and during school holidays. The square is bordered by mature London plane trees. These come into leaf in May each year and provide welcome shade from the sun during the summer months.

Both double bedrooms also benefit from double doors on to the balcony and also have built-in cupboards. They are served by two modern bathrooms, one ensuite, the other having a full size bath with shower above.

Other convenient features at 68 Vincent Square include a secure underground parking space, a lockable storage cage in the basement, a 24/7 concierge service, and a number of lifts.

This property is owned under a 993-year lease. The latest annual service charge payable amounted to £5,245, alongside a ground rent charge of £200 per annum. There is also an annual contribution to the communal sinking fund of £1,390 per annum.

Seller's Insight

"We have absolutely loved living at 68 Vincent Square - the quietness and views of the beautiful greenery of the square are quite a gem in the midst of Central London, not to mention the opportunity to play tennis on the square and the close proximity to so many bustling local amenities.

Having been fortunate enough to have had a long square-facing balcony, we have enjoyed many a weekend breakfast or summer's supper al fresco with merely the sound of the leaves rustling on the trees. It really is such a tranquil place to live. In latter years we have converted our spare double bedroom into a baby room so that our little one can also enjoy the outdoor space, as well as the beautiful gardens in the communal area, which are always a delight to spend time in. The large windows of our flat - which all face the square - allow beaming sunlight into all the rooms, which really lightens up the day when we're working from home!

The convenience of living so close to so many amazing London attractions has been brilliant. We have ended many an evening enjoying a stroll home after dinner or a show in the West End. Also, we regularly walk to the Sloane Square area for the Saturday food markets or to do a little shopping. The close proximity this location affords to so many cultural hotspots and buzzy restaurants is such a highlight.

Having been involved in local community groups, it really is such a charming square to live on with such wonderful people and we couldn't recommend it more.

We have certainly found 68 Vincent Square to be an incredibly safe place to live with its 24hr/7day security. The luxury of being able to keep a car safely in the underground car park has been really fantastic - not to mention the opportunity now available to install an electric car charging point, which is a huge asset. The building is very well maintained making it a very desirable place to live.

Needless to say, we are very sad to be leaving this wonderful home!"
